Since our fee is quite economical to our Sellers, it can sometimes offer the Purchaser an opportunity to transact at a more advantageous price as well.

Marketing Strategy

We will initially market exclusively to pre-qualified parties of Hotel Xchange for a short period of time, offering these prospective Buyers a first look at acquiring your hotel, as they have already provided their qualifications and buying criteria.

Our second layer, is to directly market via outbound calls and email to our database of hotel owners and prospective Purchasers.

If necessary, our third layer is to create interest on 3rd party websites, without providing any financial information, in order to turn over all stones in marketing your property.

We do not believe in splashing the property and financial information via the internet in hopes of finding a buyer. Our direct marketing approach to our pre-qualified buyers and database, we believe is best for the Seller and the Purchaser.

We will prepare a detailed professional Offering Memorandum on the Sellers' behalf

As your Exclusive Broker, we will market direct to pre-qualified hotel buyers/owners, our database via outbound calls, email, and field all incoming inquires and questions

We will arrange property tours by appointment according to the Sellers pre-defined terms and conditions

We will prepare all Letters of Intent if needed and submit to the Sellers in a timely manner

We will set up a due diligence vault to facilitate the flow of information between Purchaser and Seller

We will coordinate with attorneys, lenders, appraisers, environmental engineers and title companies all the way through closing

Sale Price up to $3,999,999 = $35,000 total flat rate commission

Sale Price over $4million = .90% (.009) of the Gross Sale Price

Due to our extremely low commission structure, $5,000 (non-refundable marketing fee) is due upfront at time of execution of the Listing Agreement, with the remaining commission balance due only at the sale and close of the transaction
