Although we always recommend using a seasoned hotel broker, if a Seller prefers to sell their property on their own, we can provide the following valuable services:

Prepare a detailed professional Offering Memorandum on your behalf and only in your name and update it as needed.

Set you up on the proper websites to expose your property nationwide

Set up for you, a dropbox or deal room for all due diligence documents

All inquiries will go direct to the Sellers and we will not be involved as a middleman or act in any brokerage capacity.

The fee is $5,000, with no other charge. There is no Listing Agreement, we are only providing marketing services, not brokerage or representation of any kind. If you are successful in selling your hotel direct, there is: NO other fee or commission due us.

If after some time, you wish to transition to full brokerage and engage Hotel Xchange,LLC. as your Exclusive Listing Broker and have us market your property with the full force of our platform, we will update the Offering Memorandum to reflect the proper representation and begin a full marketing campaign. There is NO additional upfront fee, we only get paid on the back end once we sell your hotel according to our fee schedule and Listing Agreement terms.
