  • Our Exclusive Listing Agreement is flexible and shorter term than most Listing Agreements with the ability to opt-out at any time and opt back in if changes in life or business occur.

  • Non-Disclosure Agreement/Confidentiality Agreement signed by all Buyer's requesting information.

  • Document vault set up for easy transfer of documents for interested parties

  • Escrow Room set up for easy transfer of documents once Seller and Buyer are Under Contract to help expedite the process towards closing.

  • We will handle most all of the work under the Seller's guidance allowing you to focus on running your hotels and other businesses.

Our tiered flat rate fee schedule

  • Sale Price up to $3,999,999 = $35,000 total flat rate commission

  • Sale Price over $4million = .90% (.009) of the Gross Sale Price 

  • Portfolios quoted on a case by case basis

  • Due to our extremely low commission structure, $5,000 (non-refundable marketing fee) is due upfront at time of execution of the Listing Agreement, with the  remaining commission balance due only at the sale and close of the transaction 

  • Our terms and conditions are extremely flexible, contact us to discuss in detail how this benefits all Sellers.

Experienced Hotel Brokers are extremely valuable. The hotel brokerage industry in general has become fragmented, with  large firms, small firms, independent brokers, one off brokers, brokers with minimal or no hotel experience all seeking listings. The seasoned hotel brokers pretty much know all the same hotel owners and hotel investment firms so it becomes a preference of personalities and commission rates for Sellers.

 

Here at  Hotel Xchange, we seek to centralize the core hotel Buyers and Sellers into one easy and inexpensive location and streamline the process with technology and hands on experience in closing hotel transactions without the customary large fees associated with conventional real estate brokerage. 

 

We charge a small fee upfront to get started and a small fee once the hotel is sold, which is significantly less expensive than traditional real estate brokerage commissions. This allows us to continually spend money marketing and the process flowing. We are results driven and strive to provide professional service.
